Planning Permission vs Permitted Development
Understanding the difference between planning permission and permitted development is one of the most important steps before building in your garden.
Many garden offices and studios fall within permitted development, meaning full planning permission isn’t required. However, annexes used for living accommodation, larger footprints or properties in sensitive areas often require formal approval.
We assess every project properly before work begins — advising you clearly on whether you’re likely to fall under permitted development, require a Lawful Development Certificate, or need to submit a full planning application.

Costings & What Influences Price
As a general guide, our buildings typically range between £1,500 – £2,150 per square metre, depending on overall size.
This guide assumes:
• Medium-specification cladding
• No bathroom facilities
• Upgraded bifold door system
• Fully insulated structure suitable for year-round use
Final costs vary depending on intended use, glazing configuration, structural system, groundworks and whether services such as plumbing or bathroom pods are required.

Bathroom Pods
Adding a bathroom to a garden building changes the level of compliance required — and it must be signed off by Building Control.
We manage this process for you.
Our bathroom pods are designed to make being in one of our buildings feel no different to being inside the main house. They are fully insulated, integrated into the structure, and installed to meet the relevant standards.
Our standard pod includes:
• Walk-in shower
• Toilet
• Wash basin
• Built-in macerator system
• Electric towel rail
Additional upgrades and layout variations are available depending on your intended use.
From drainage design to final inspection, we ensure the process is handled properly and professionally.


Groundworks & Site Preparation

Ground conditions, access routes, drainage and existing levels all influence how a project is prepared.
Some sites require simple groundwork preparation, while others may involve excavation, retaining solutions or service routing.
We assess your garden properly before work begins, ensuring the base, drainage and structural support are designed correctly for long-term stability.
There are no surprises once installation starts.

Delivery & Installation Process
Once design and preparation are complete, installation is carefully planned and managed.
Much of the structure is prepared in advance to minimise disruption on site. Depending on size and specification, installation typically takes between 10–18 working days.
We manage access, waste removal, service connections and final handover — ensuring the process is organised, clean and professionally handled.

Our buildings are designed for permanent, year-round use — not seasonal occupation.
We use high-performance structural systems, fully insulated wall, roof and floor assemblies, and durable external finishes selected for longevity. Glazing, roof membranes and cladding materials are chosen to ensure long-term performance rather than short-term cost savings.
